For lease
abstracts and abstracting, there is no substitute for Rainmaker. We
strive to make it both affordable and relevant; the operating goal is to
complete a lease abstracting assignment (regardless of size) in seven (7) days
from date of receipt of materials and payment. Our services program
focuses on:

Flexible Convenience. Our goal is to make the services of Rainmaker as
streamlined with our client's operations, preferences, and expectations to the
greatest degree possible. Rainmaker
creates the abstract form to the client's specifications. If you have a
form you have been using, we will be happy to adapt our report to your form
design to keep things consistent. If you don't have one, don't
worry. We'll be glad to create one to your specifications or you can use
our standardized version.

Timing. Most
abstracting projects require 7 days or less to complete and render back to
the client. Rainmaker strives to be done quickly and provide the
information to allow for timely closings of escrow. All
commercial due diligence work is delivered to the client in a convenient
electronic file format - no more waiting on mail delivery and no more reliance
upon second and third generation copies of documents that inevitably become
illegible with each successive copy generation.

Price. Our baseline
abstract is still only $7 per document page reviewed, with a $125 minimum fee
per abstract (how's that for inexpensive?). If the client wants a comprehensive forensic financial
analysis of the lease cash flows, the additional charge is only $1,500.
Document copying and scanning services remain at $1.00 per page for letter and
legal sized documents.

Certificates. Estoppel certificates and Subordination,
Non-Disturbance and Attornment (SNDA) certificates can also be prepared of by
our staff on the client's approved form, transmitted to each tenant, and
electronically transmitted back to the client upon execution for as little as
$25 per certificate. Just $25 a certificate!

Terms. The Rainmaker approach
is to make things easy and maintain a business approach that allows us to keep
our prices low. Most assignments require a retainer equal to at least
50% of the projected total project services invoice. All assignments
require payment in full prior to release of the completed assignment
materials.

Whether you need a snapshot of the market, a detailed NAICS expenditures
analysis, or a comprehensive survey of local market competition, rates,
occupancies, or tenant mixes, Rainmaker has the experience and expertise to deliver
these services on a short schedule and keep the cost reasonable because
commercial real
estate consulting is our stock and trade.

Property Inspections.
Complete inspection services that include photographic documentation,
financial analyses of operating costs, capitalization scenario testing (we use
three different capitalization models), tenant interviews, and adjacent tract
analyses can all be undertaken by Rainmaker on an expedited basis. A typical
property inspection report requires only 14 days to schedule and complete and
cost as little as $3,500 to complete (not including travel expense).

Vendor Management. Rainmaker
can round out your due diligence needs by managing the entire third-party
reporting process including RFP's, bid negotiations, scheduling and monitoring
of vendor site access, report reviews, and related services. Rainmaker offers
a low hourly rate to provide this ongoing services program for your vendors.

Seller File Management.
Rainmaker can create a comprehensive filing for all transaction related documents of
the Seller and transmit the entire file electronically to the client, saving
time, money, and organizational effort.
